How We Work
Demolition Survey
A full demolition survey is conducted to identify all ACMs throughout the building, including those in hidden locations such as voids, ducts, and structural elements. A detailed ACM register and abatement plan are produced.
Soft Strip
All asbestos-containing fixtures, fittings, and materials are removed before any structural demolition commences. This includes ceiling tiles, floor tiles, pipe lagging, AIB panels, and textured coatings.
Licensed Removal
Licensed materials including AIB, pipe lagging, and sprayed coatings are removed under full enclosure conditions with advance HSE notification.
Clearance & Certification
On completion, independent air testing is conducted and a clearance certificate is issued confirming the building is safe for demolition contractors to proceed.
Documentation Handover
A complete abatement file is provided including the demolition survey report, ACM register, waste transfer notes, air test results, and clearance certificates.

What is a soft strip in demolition?
A soft strip is the removal of all non-structural elements from a building before demolition — including ceilings, partitions, floor coverings, fixtures, and fittings. Where these contain asbestos, they must be removed by a licensed or trained asbestos contractor before any structural demolition commences.
Is a demolition survey legally required?
Yes. Under CAR 2012, a demolition survey is legally required before any demolition or major refurbishment works that will disturb the fabric of the building. The survey must be carried out by a competent surveyor.
Can demolition proceed if asbestos is present?
