Cracked Sheets, a Shared Boundary, and a Five-Day Deadline
Three factors made this project more demanding than a straightforward roof removal. First, several of the sheets were cracked, requiring extra care during handling to avoid further fragmentation and fibre release. Second, the garage sat directly on the boundary with the neighbouring property, meaning any debris or airborne fibres during removal could cross the boundary line. Third, the five-day deadline from the solicitor left no room for delays.
The boundary issue was addressed with polythene sheeting fixed to the full height of the boundary wall and laid on the ground on both sides. The cracked sheets were handled with additional wet suppression and removed in smaller sections where necessary. The deadline was met with a day to spare.

Pre-Sale Survey & Urgent Instruction
The homeowner contacted us after their pre-sale asbestos survey identified the garage roof as asbestos cement. Their solicitors had flagged the material and the mortgage lender for the buyer had requested a clearance certificate before exchange could proceed. We attended site the following morning for a pre-removal inspection and air quality baseline reading.

Site Preparation & Boundary Containment
The garage shared a boundary wall with the neighbouring property, requiring careful containment to prevent any cross-contamination. Polythene sheeting was fixed to the boundary wall and laid on the ground on both sides of the garage. Warning signage was erected at all access points. The neighbouring property was notified in advance.
Asbestos Roof Removal — 22 Sheets
All 22 corrugated asbestos cement sheets were removed by hand using wet-suppression techniques throughout. Each sheet was wetted before handling, carefully lifted clear of the fixing bolts, and lowered to ground level. Sheets were double-bagged in UN-approved asbestos waste sacks and sealed immediately. The roof structure was inspected once clear — minor timber repairs were carried out before the new roof was installed.

Licensed Waste Disposal
All 22 sheets — bagged and labelled — were loaded directly into our licensed waste carrier vehicle and transported to a licensed disposal facility on the same day. Full hazardous waste consignment notes were prepared in accordance with the Hazardous Waste Regulations 2005. The disposal certificate and waste transfer note were issued to the client within 24 hours of completion.

GRP Fibreglass Roof Installation
With the asbestos removed and the roof structure repaired, our team installed a new GRP fibreglass roof on the same day. GRP was selected for its durability, low maintenance, and clean appearance — properties that are particularly valued by buyers and their surveyors. The roof was fully weathertight by the end of the working day.

Documentation & Solicitor Sign-Off
